Scan to BIM Services in the UAE

BIM is now expected on many projects in the UAE, but a BIM model is only as good as the information it starts from. When you are renovating, extending or managing an existing building, designing from old drawings leads to clashes, rework and change orders. Scan to BIM solves this by building the model directly from a laser scan of the building as it stands today.

We turn point clouds into clean, structured Revit and IFC models that your architects, engineers and facility teams can use straight away, with the level of detail agreed before modelling starts.

Choosing the right level of detail

Not every project needs every bolt modelled. We usually work between LOD 200 and LOD 400, agreed with you per project. A concept study may only need walls, floors, openings and structure. MEP coordination in a plant room may need ducts, pipes and equipment modelled accurately. Agreeing this early keeps cost under control and makes sure the model answers the questions your team actually has.

Who uses our scan to BIM models

    • Architects planning refurbishments, extensions and change of use
    • MEP engineers coordinating new services in existing ceilings and risers
    • Contractors checking as-built work against design before handover
    • Facility managers who need a reliable digital record for maintenance
    • Developers documenting assets before sale or redevelopment

    How we keep models reliable

Each model is checked against the point cloud before delivery, so what you see in Revit matches what is on site. Our AI workflows speed up repetitive tasks such as classification and element detection, while a senior specialist reviews geometry and completeness. You receive the model together with the registered point cloud, so your team can always go back to the original data. Accuracy is specified per project to suit the deliverable and confirmed in our proposal.

From scan to model: the steps

Scan to BIM projects follow a clear sequence. First we agree the scope: which floors or zones, which disciplines (architecture, structure, MEP) and which level of detail. Next, the building is scanned, or we receive your existing point cloud. The cloud is registered, cleaned and split into manageable zones, and modelling begins using your Revit template and naming conventions where you have them.

Throughout modelling, elements are checked against the scan so that walls, slabs, openings and services sit where they really are, even when the building is not perfectly square or level. Older buildings often carry undocumented changes from previous fit-outs, and the scan reveals these clearly. Once the model is complete, we carry out a final review, export to IFC if required and hand over the model, point cloud and a short report.

    Frequently asked questions

What is the difference between a point cloud and a BIM model?

A point cloud is millions of measured points showing the building's surfaces. A BIM model is an intelligent model made of walls, floors, doors and services that can be edited and scheduled. Scan to BIM converts one into the other.

    Which formats do you deliver?

Models are delivered in Revit (RVT) and IFC, with drawings in DWG and point clouds in E57, LAS/LAZ or RCP.

Can you model from a scan we already have?

Yes. If you already have a registered point cloud, we can start modelling straight away after a quick quality check.

How long does scan to BIM take?

Turnaround is agreed upfront and depends on project size; we respond to enquiries within one business day.

Do you work outside the UAE?

Yes. Modelling is done remotely, so we also support projects in Saudi Arabia and the wider GCC.
