Dimensional Control Surveys in the UAE

On a busy UAE site, the contractor's survey team is under pressure to keep up with the programme. Checking their own work is not always a priority, and when something is built in the wrong place, the cost falls on everyone. An independent dimensional control survey gives consultants and owners objective evidence that the work matches the design and stays within tolerance.

Our background is in dimensional control and monitoring on complex infrastructure, including live railway corridors and underground wastewater facilities. We bring that discipline to building and infrastructure projects across the UAE.

    What we check

    • Setting-out of grids, columns, cores and anchor bolts before concrete and steel
    • Slab levels, flatness and verticality of structures
    • As-built positions against design at key hold points
    • Earthworks and machine-control models on infrastructure sites
    • Settlement and movement of structures next to excavations or live assets

    Independent by design

We are not the contractor, so our only interest is getting the numbers right. Consultants use our reports to approve work, owners use them to protect their assets and contractors use them to prove quality before handover. Where there is a dispute, clear survey evidence often settles questions quickly.

Where local licensing is required, fieldwork is delivered with licensed local survey partners.

    Clear reporting

Every survey ends with a report that is easy to read, not just a list of coordinates. Results are compared with design and tolerances, out-of-tolerance items are highlighted, and trends are shown for monitoring work. Laser scanning can be added where a full picture of complex geometry is more useful than individual points. Accuracy is specified per project to suit the deliverable and confirmed in our proposal.

How we work with your project team

Dimensional control works best when it is planned into the programme from the start. We review drawings, specifications and tolerances, check the existing survey control and agree which elements will be checked, when and how. This way, surveys happen at the right moment, before a pour or erection sequence, rather than after a problem has already been built in and is expensive to correct.

On site, we work alongside the contractor's surveyors rather than against them. Our aim is to catch errors early, not to assign blame. Where results are out of tolerance, we report them promptly with clear information about what is wrong and by how much, so the team can decide on corrective action quickly. For longer projects, we keep a running record of all checks, which becomes valuable evidence at handover and supports the owner's asset records afterwards. A consistent, independent record also keeps discussions with contractors factual, because everyone is looking at the same numbers, measured the same way, at the same agreed stages of the works. When questions arise months later, the answer is usually already in the survey file, and that saves time for everyone on the project.

    Frequently asked questions

When should dimensional control be carried out?

Ideally before key hold points such as concrete pours, steel erection and handover, so any errors can be corrected before they are built in.

Who normally appoints an independent surveyor?

Usually the consultant, project manager or owner, although some contractors also use independent checks as extra quality assurance.

    Do you provide settlement monitoring?

Yes. We plan monitoring rounds, agree warning levels at the start and report trends clearly.

    What accuracy can you achieve?

Accuracy is specified per project to suit the deliverable and confirmed in our proposal.

Do you work in Saudi Arabia as well?

Yes. Projects in Saudi Arabia are supported remotely from Dubai, with site visits and local partners as needed.
